The transfer process

Buying and selling immovable property can be a lengthy and intimidating exercise but rest assured that we will do everything in our power to simplify and streamline the process for you. We have been transferring properties in the Western Cape (and beyond) for more than 40 years and are therefore adequately equipped and experienced to serve the best interests of both the seller and the purchaser.

Complimentary added services at no charge:

  • Preparing the “Offer To Purchase” when you have a buyer
  • Reviewing the “Offer To Purchase” on your behalf when presented to you by a buyer or estate agent
  • Recommending and putting you in touch with the best estate agents in your area for marketing and selling your property
  • 60 minutes, in person or any other preferred communication method, consultation with any homeowner who has a property on the market

Once instructed to attend to your transfer, we will embark on the standard process that can take anything between 8 weeks to 3 months to complete. The actual time duration will depend entirely on the unique circumstances of each transaction and the cooperation received from the different role players throughout the process.

Should anything unforeseen happen during the process that may entail a delay, we shall advise you as soon as possible and try to provide you with an indication as to the extent of such delay. Otherwise, we will be reporting to you at the 15 stages pointed out below.

REPORT WHEN APPROXIMATELY?
1 We received instructions to attend to the transfer immediately
2 The purchaser has furnished us with the required FICA-documents 2 – 3 days
3 The seller has furnished us with the required FICA-documents 2 – 3 days
4 The deposit has been paid by the purchaser 1st week
5 The purchaser’s bond has been approved 3rd week
6 The transfer documents have been signed by the seller 4th week
7 The transfer documents have been signed by the purchaser 4th week
8 The purchaser has paid the transfer costs 4th week
9 We have received the Transfer Duty Receipt from SARS 4th week
10 We have received the Rates Clearance Certificate from the Municipality 5th week
11 We have received the Levy Clearance Certificate from the Home-Owners’ Assoc. 5th week
12 We have received the guarantee/payment of the balance of the purchase price 6th week
13 We have received the Electrical, Borer Beetle & Gas Certificates 7th week
14 The transfer documents were lodged at the Deeds Office for registration 8th week
15 Registration of transfer has taken place earlier today 8th week
